When you follow a place, Locus re-checks the covered sources and flags what is newly on file. The split is simple: awareness is free, analysis is paid.
Free: the county newsletter
A recurring county newsletter for the area around a place you follow. It flags what is new in the county and reads as awareness, not a verdict:
- Zoning and rezoning, and development cases.
- Capital and road or transit projects.
- Recorded sales nearby.
- Environmental filings, and crime context where covered.
- A short laws to watch section: one or two of the most relevant property-related bills by title and status, sourced from LegiScan. It tells you a bill exists; it does not interpret it for your parcel.
Coverage varies by county, and the newsletter flags new filings rather than claiming to detect every change.
Watch Plus ($14/month)
The analysis tier: weekly and parcel-specific, by email or text. For a specific address, Watch Plus:
- Re-checks the records on file for that parcel every week.
- Runs the full legislation lane, with the verbatim operative provisions matched to the property class and parcel rather than the headline-only preview.
- Reads what the records mean for that place, still tied to the cited record and never a valuation or a safe/unsafe call.
The free newsletter shows that a relevant bill or filing exists. Watch Plus is where the full matched set, the cited bill text, the parcel mapping, and the interpretation live.
